Verify refrigerant charge with electronic gauges; top up or recover refrigerant per F-Gas regulation.

Replace air and water filters; clean strainers and drain pans; clear condensate lines.

Annually, we extract a sealed oil sample from each chiller compressor and send it to Trane's accredited analysis lab. The report tells us the exact amount of metallic wear particles, moisture, acidity, and refrigerant breakdown by-products in the oil — a direct read on compressor health months or years before a failure becomes audible. Same goes for refrigerant: gas chromatography detects contamination, mineral oil mixing, or wrong-blend issues that no field gauge will catch.
