What Happens During Each Maintenance Visit

Every visit follows Trane's manufacturer service protocol. Our engineers arrive with calibrated instruments, OEM parts, and a 60-point checklist — and leave you with a written report.

Inspect compressors, condenser fans, and evaporator pumps for wear, vibration, and noise outside spec.

Verify refrigerant charge with electronic gauges; top up or recover refrigerant per F-Gas regulation.

Clean condenser and evaporator coils — measure approach temperatures before and after.

Replace air and water filters; clean strainers and drain pans; clear condensate lines.

Tighten electrical connections; check contactor wear; measure compressor amp draw against nameplate.

Calibrate thermostats, sensors, and BMS/BAS setpoints; download fault logs from the controller.

Test safety circuits — high-pressure cutout, low-pressure switch, freeze-stat, flow switch.

Lubricate motors and bearings where required; inspect belt tension and alignment on AHUs.

Factory Oil & Refrigerant Analysis

Annually, we extract a sealed oil sample from each chiller compressor and send it to Trane's accredited analysis lab. The report tells us the exact amount of metallic wear particles, moisture, acidity, and refrigerant breakdown by-products in the oil — a direct read on compressor health months or years before a failure becomes audible. Same goes for refrigerant: gas chromatography detects contamination, mineral oil mixing, or wrong-blend issues that no field gauge will catch.
